Our focus is on providing short-term capital to fix-and-flip operators and long-term DSCR (Debt Service Coverage Ratio) loans for rental property acquisitions, ensuring consistent, secured returns.  We structure private loans through first-position mortgage notes, offering flexible funding for experienced investors across North Carolina.

Residential Buy and Hold

Monolith acquires single-family homes from motivated sellers, using cash to close quickly and add value through targeted renovations. Once the property is rehabbed, it is leased to qualified long-term tenants to generate stable monthly income.

We implement the BRRRR strategy—Buy, Rehab, Rent, Refinance, Repeat—leveraging post-renovation appraised values to execute cash-out refinances. This enables us to recycle capital into new acquisitions while locking in fixed, long-term financing.

Our focus is on securing properties in appreciating neighborhoods with strong rental demand, allowing us to build a portfolio of durable, cash-flowing assets designed for long-term hold and wealth preservation.

Commercial Real Estate Syndication

Monolith  invests in value-add multifamily and commercial real estate syndications, with a primary emphasis on North Carolina. Through its co-ownership in Blue 22 Capital—a Raleigh-based boutique owner-operator—Monolith targets 30- to 70-unit multifamily properties in growth-oriented submarkets with strong rent potential and workforce housing demand.
Our acquisition strategy seeks underperforming or mismanaged assets with clear repositioning upside through capital improvements, operational efficiencies, and hands-on asset management. 
Monolith also evaluates select opportunities in self-storage, mobile home parks, and light industrial assets within the broader Sun Belt region. Each deal is structured for both cash flow and long-term appreciation, offering investors access to institutional-quality assets with entrepreneurial agility.
